Introducing TSM
How a small Drummoyne strata firm became an integrated property management partner – and why our new identity reflects what we’ve been building all along.
In 1973, Titles Strata Management opened its doors in Drummoyne, NSW. Back then, strata management was straightforward: collect levies, organise AGMs, handle the occasional maintenance issue. Buildings were simpler. Expectations were lower. And most strata managers operated the same way – reactively, transactionally, and at arm’s length from the communities they served.
Fifty years later, the industry looks completely different. Buildings are more complex. Compliance requirements have multiplied. Property owners expect more than quarterly reports and returned phone calls. And somewhere along the way, we evolved too.
Earlier this year, we officially became TSM.
Why the name change?
The short answer: because we’ve outgrown it.
“Titles Strata Management” described exactly what we did in 1973 – and for decades after. But as our clients’ needs changed, so did we. We built a facilities management division to handle the day-to-day operations that strata managers aren’t equipped for. We developed advisory services to help developers plan for strata success before they break ground.
We became more than a strata management company. We became an integrated property partner.
But our name still said “strata management.” And that created a problem.
When developers needed project guidance, they didn’t think of us. When buildings needed responsive facilities support, they assumed they’d have to go elsewhere. Even our existing clients didn’t always realise the full scope of what we could offer them.
Three divisions. One integrated approach.
Our new brand structure reflects how we actually operate: three distinct service divisions, each with their own expertise, working together under one trusted identity.
TSM Strata Management
This is our core. The foundation everything else is built on.
We manage residential, commercial, and mixed-use strata schemes across New South Wales and Victoria. But “manage” doesn’t quite capture it. We build genuine partnerships with building communities. We communicate transparently, even when there are challenges at hand. We anticipate problems before they escalate and we communicate with you the whole way through.
More than 70% of our clients have been with us for over 25 years. That kind of tenure speaks for itself.
TSM Facilities Management
Six years ago, we noticed a gap. Our strata clients were struggling with facilities issues that fell outside traditional strata management — daily maintenance, contractor coordination, and emergency response. They’d hire external facilities managers who didn’t understand their building’s history or their committee’s priorities.
So we built our own facilities management division.
TSM Facilities Management works alongside our strata team, not against them. When your building manager spots a maintenance issue, they can coordinate directly with your strata manager. No miscommunication. No delays.
TSM Developer Services
Developers face a unique challenge: they need to plan for strata success years before their building is occupied. Get it wrong, and they’re dealing with defect disputes, unhappy purchasers, and reputational damage long after settlement.
Our advisory team works with developers from project inception through handover. We map out facilities requirements, identify risks, and ensure developments transition smoothly into long-term strata management.
This isn’t about locking in our strata management services. It’s about setting buildings up for success, regardless of who manages them afterwards.
What actually changes?
For current clients: very little. You’ll see a new logo on our emails, reports, and website. Your strata manager stays the same. Your service stays the same. Your relationship with TSM stays exactly as it’s always been.
What changes is clarity. If you work with multiple TSM services, you’ll now understand exactly which team handles what. If you’ve only worked with our strata division, you’ll see the other expertise available to you.
We’ve also refreshed our digital presence. Our new website makes it easier to access strata resources, understand compliance requirements, and find the right TSM service for your needs. It’s designed for building communities, developers, and property stakeholders—not just strata professionals.
Evolution, not revolution
Rebrands can feel like companies trying to reinvent themselves. This isn’t that.
TSM is the same company that opened in Drummoyne fifty years ago. The same commitment to transparent communication. The same belief that strata should work differently. The same people—many of whom have been with us for decades.
What’s changed is our ability to express what we’ve been building all along.
Our new logo reflects this. The connected letterforms represent our integrated service model. The geometric skyline evolves our legacy three-building icon into something more dynamic—distinct buildings, seamlessly connected, representing the multiple touchpoints across a property’s lifecycle.
Red threads throughout the brand, connecting everything back to strata management. Because no matter how much we’ve grown, strata remains our foundation.
Looking forward
The strata industry is changing. Buildings are becoming more complex. Compliance requirements are tightening. Technology is transforming how property is managed. And frankly, too many strata companies are still operating like it’s 1973.
We think strata should work differently. That’s always been our position, and it’s why we’ve built the integrated capabilities we have today.
TSM isn’t just a new name. It’s a statement about what strata management can be—and what we’ve been delivering, quietly, for over fifty years.
